The Owner/Builder construction loan scenario
Some people who are building a home want to do the work themselves. Not only does this give you the value of sweat equity, but it also means that you're acting as your own general contractor. While not many companies are willing to help in these scenarios, we have the ability to accommodate your needs. The mortgage itself is exactly like the simple construction loan.
When your construction phase has been completed, you would get your end mortgage with the terms and conditions you feel most comfortable with. As we mentioned on the simple construction loan, going this route would require you to pay two sets of closing costs, one for the construction loan and one for the end loan. If you have more questions, please don't hesitate to call us with your questions.
Do owner builder construction loans work with
the Energy Efficient Mortgages?
Owner builder construction loans can be combined with the Energy Efficient Mortgage, but the home must meet a specific level of efficiency to qualify. We will help make sure that the home you are building can take advantage of the Energy Efficient Mortgage at the end of the construction phase. EEMs can help lower the operating costs of the home by as much as 30% to 50%. Please refer to the menu on the left for the EEM guidelines to learn more.
